Parking and Visitors
  • Parking bays are unallocated, and tenants may park in any available bay.
  • Each unit is limited to one vehicle in the complex parking area.
  • Visitors must park outside the complex and are not permitted to use resident bays.
Common Area & Outdoor Spaces
  • The front garden is designated as a quiet zone. Please be mindful of noise in this area.
  • The communal braai (barbecue) area may not be used after 21:00 (9:00 PM) to avoid disturbing residents.
  • Washing of vehicles is permitted by bucket only. Use of hoses is not allowed to conserve water.

Always clean up after yourself when using any shared space (gardens, braai area, parking bays, etc.).

Children & Play Areas
  • The children’s gym is for children under 10 years old and must be used under adult supervision at all times.

The outdoor fitness equipment is for use by persons aged 11 and older. Children under this age may not use this equipment.

Pets
  • No pets are allowed on the premises under any circumstances.
  • Only service dogs
Noise & Conduct
  • Please respect your fellow tenants by keeping noise to a minimum, especially after 21:00 (9:00 PM).
  • No loud music, shouting, or disruptive behaviour will be tolerated in common areas or units.
Electricity & Safety
  • Tampering with the distribution board or electrical infrastructure is strictly prohibited.
  • The City Council imposes a fine of R10,000, plus the cost of any stolen electricity.
  • The tenant will be held fully responsible for these penalties.
General Cleanliness
  • Please tidy up after yourself in all shared areas.
  • Littering or dumping rubbish in common spaces is not allowed. Use designated bins.
The Braai Area
  • To ensure fair and equitable use of the braai area, a booking system has been implemented. As there are 30 units—roughly matching the number of days in a month—each unit is allocated a specific day of the month corresponding to its unit number.
  • For example, if you live in Unit 5, you have first preference to use the braai area on the 5th day of each month. You may, of course, choose to share the facility with neighbours; however, you retain exclusive booking rights for your allocated day should you wish to use it.
  • If you would like to use the braai area on a day other than your allocated day (for example, for a birthday or special occasion), please contact the resident of the unit assigned to that day to request permission or arrange a swap.
  • This system ensures fairness, as each unit’s allocated day will fall on different weekdays each month, allowing everyone equal access to weekends and public holidays over time.
  • Please ensure that your braai is completed and the area fully cleaned by 21:00, as the lights will be switched off at that time. Kindly keep noise levels to a minimum and be considerate of other residents.
What’s in a name?

Carnanda is a coined name that merges the names of the original investors who provided the collateral to secure bond financing for the construction of the two buildings. Interestingly, in Spanish, the word carnada (a near homonym) means “bait” — something used to attract fish, or metaphorically, to entice or lure someone, much like an investor might be drawn to an opportunity.
